Bessbrook Surgery, SHSCT

The Bessbrook Clinic, located in Newry, required a significant extension to include consultant rooms, treatment rooms, a phlebotomy room, physio facilities, interview rooms, staff offices, utility rooms, and a reception / waiting area. The project presented a series of challenges as underground conditions and tight programme and budget, as well as the fact that work would take place in a live occupied environment on a constricted site.

Since we needed to deliver the project within an extremely tight deadline, accelerated planning permission was critical. We achieved that within just four months.

The team had to think on their feet, and the offsite modular path was identified as the best way to achieve fast-track delivery without sacrificing quality. We created a bespoke solution to meet all the accommodation requirements and fit within the extremely limited site footprint, while sensitively sitting behind the main building. We also ensured prefabricated units were truly fit for purpose and capable of meeting strong sound and fire insulation standards that exceeded building regulations.

To speed up the process, the team also instigated early supplier engagement to have all selected products readily available. We ensured good communication with end-users to guarantee the brief was clearly defined and developed at project inception. Expert contract administration was fundamental to exceeding the client’s expectations in terms of timeline, budget and building control requirements.

During the excavation of the site, we uncovered electric cables that were not shown on any Northern Ireland Electricity (NIE) maps or underground survey information. The team had to redesign substructures to allow work to progress without delay while negotiating cable removal with NIE.

The project posed a series of constrictions but was successfully delivered within a 22-week contract period.
